Case Study

The following gives a summary of the typical stages involved in the progression of an extension project through the planning and building control processes along with typical timelines for completion.

Initial Consultation

The first step of any project is to meet the client on site to discuss the requirements and aims. Advice can be given at this stage regarding suitable designs for planning and budget build prices. Following this initial meeting, a full written quotation will be produced showing clear prices and services to be provided. This service is all free of charge with no obligation to proceed.

Week 1 Site Survey

Following acceptance of the quotation, a site visit will be undertaken to measure up the existing dwelling & site. This normally takes between half & one day to perform.

Week 2 Planning Drawings

Planning drawings produced on AutoCAD to include existing & proposed elevations, floor plans, site plans & location plans. Draft plans are converted into pdf files and emailed to clients for discussion & modification, if necessary, prior to submitting to planning.

Week 4 Planning Submission Through To Decision

The planning submission is carried out and progressed on behalf of the client. The process takes 8 weeks from validation to decision date.

Week 14 Building Control Drawings

Building control drawings, again, produced on AutoCAD and including working floor plans, working roof plans, sectional views through the building work & full specification notes. At this point, the plans will also be sent to any necessary trades such as a structural engineer, beam & block floor suppliers, roof truss suppliers & lintel suppliers in order to complete full working drawings ready for submission to building control.

Week 18 Building Control Submission

The building control submission is carried out and progressed on behalf of the client through to approval. The process takes 4 -6 weeks from validation to approval.

Week 24 Completion

Following building control approval, 3 sets of paper plans are provided to the client ready for commencement of building work.
